PROPERTY OVERVIEW The south McColl Road corridor has become a major north/south thoroughfare with the opening of McColl to the Military Highway and the city of Hidalgo. The population has increased with recent residential subdivisions and apartments added in Hidalgo and in the immediate area of the project. The 1-mile demographic ring reflects one of the highest average income areas in South Texas. The surrounding 4 hospitals and supporting medical offices create over 3500 jobs in an employment base of 8000 including the retail, restaurant, and service facilities in the same area. Traffic Count (ADT) utilizing TXDOT counts from 2019 and 2021 indicate average daily traffic at the intersection of Ridge and McColl roads is approximately 36,000 cars per day.
